Pet Policy

Pet Onboarding Fee: $250 per pet
Pet Rent: $25 per pet per month

Restricted Breeds: Applicant/Insured or any person who resides at the dwelling who own, keep or shelter potentially dangerous dogs or animals that have caused harm. Ineligible breeds include but are not limited to: Akita, American Staffordshire Terrier, Chow, Doberman Pinscher, Pit Bull, Presa Canario, Rottweiler, wolf hybrid, German Shepherd, Bully Breeds or any dog that is a mix that includes one or more of the breeds listed.

Application Process

  • Non-Refundable application fee in the amount of $55.00 is required to cover credit, eviction, and criminal background check expenses. This fee is due when application is submitted.
  • Gross monthly income is required to be three times the monthly rental payment.
  • When completing your application, ensure all of your information is accurate. This is what is submitted to the credit bureaus.
  • You are required to upload your most recent proof of income for the last 3 months, photo id, and social security card. Failure to upload these documents will result in a delay in the application process.
  • Once your application is submitted with all required supporting information, our Rental Department will process the application within 1-2 business days. You will be notified via email if your application has been approved or denied.
  • We encourage you to read the Tenant Selection Criteria to ensure that you meet the guidelines to be considered a candidate for any of our rentals.

  • All applications will expire after 30 days of being submitted to Exit Town & Lake Realty.
  • Most of the rental property require a minimum one-year lease agreement. A security deposit equivalent to one month's rent is required on ALL rentals (unless otherwise specified).

Applicant Requirements

Credit Check:

A credit report is required on each individual over age 18 that will reside at the property. The results of the credit report will be evaluated. Unsatisfactory credit can and will disqualify applicants from renting a property.

CREDIT SCORE:

  • 650 or above - Acceptable unless there is recent poor payment history.
  • 625 to 649 – Acceptable with conditions. Double Deposit required.
  • 600 to 624 – Acceptable with conditions. Double Deposit and approved co-signer required.
  • 599 or below – Denied.
  • No Established Credit - Double deposit and approved co-signer required.

EXIT Town & Lake Realty defines an unsatisfactory credit report as one which reflects a history of bad debts, unpaid bills (leniency will be given for medical bills and/or student loans), any legal judgments (within the last 4 years) or recent bankruptcy. Recent bankruptcy is defined as being filed within the last two years. If positive credit has been established after the two-year period and proof of court ordered bankruptcy dismissal is provided, the application will be considered. If an application is denied due to poor credit, applicant will be notified and provided with the name, address and phone number of the credit bureau to obtain a copy of their report.

Co-signers must complete an application and will be screened using the same tenant screening criteria.

Income Verification:

  • Income verification is required. At minimum, applicants must submit the past two months of income. A minimum of two most recent pay stubs are required. In addition, if moving to the area for a new position, a new hire letter is required to prove employment income. Retirees and self-employed individuals may submit the most recent tax return and two months of bank statements.
  • Other income may be considered with a legal document stating the income and length of time the income will be received; for example – child support, Social Security income, etc.
  • Combined gross base income must be equal to three times the amount of monthly rent.

Background Check:

  • A criminal background check will be obtained. All criminal history will be reviewed, and application will be given an opportunity to explain any convictions found. Convictions for a sex crime or violence against a person or property will cause the application to be denied.
